Me and my sister are trying to get a house together and our credit is pretty bad. We would be able to afford the rent b/c we both work. We don’t have time to boost our credit by getting debt counseling. We will probably do that after we get settled into a house.We would be trying to move at the end of July. We already reside in Pa, and still want to move within the state.

The landlords in the ghetto areas handle dead beats their own way and are less inclined to worry about your credit.

Can I do this and refer people out to other brokers and be paid a referral fee?

You need to contact the local Board of Realtors and/or the Real Estate Commissioner to let them know you want to be inactive. They may take your license and give you a copy for your files at home and put the original in your file at their office. This insures you are not practicing and keeps them up to date. If you don’t let them know and just take it home you could lose your realtor and broker licenses.

If you want to be paid a referral fee, you must have the agent you do business with state that you are a inactive broker so that the referral fee is legitimate. It will come back to haunt you and the agents you want to get paid from if you don’t.

I had a townhome that went into foreclosure 13 months ago. the 1st loan is showing closed but with the balance as the bank has not sold the house yet. but the 2nd loan is open and active and 180 days late (the loan was bought by a different bank). the balance on that is near 24k, i called the loan comp and they said to write a letter and offer to settle for $1000 with in 30 days and they would consider it. I thought that if the $ from the house didnt cover the the 2nd the it was written off. What do i do! ? Thanks for your advice! also know of a good realestate lawyer that gives free consultations? foreclosure, the 2nd has to pay off the first
and it becomes the first.

Check with a local RE office broker to confirm this. Ask to speak to their broker
and not an agent.

Figure out what you want, and do the research

1. send you a daily list by email of properties that could be in the ball park of the properties you may like, then wait for your feedback.

a. location ok?
b. type of home ok?
c. prices in your range?
d. you need pre approved mortgage?
e. warn you of anything going on in the market
f. tell you of new developments
