if selling my home, no credit check, no owner financing, money has to be approved if done by any loan and has to be upfront…NOT having a realestate agent either, its sold by owner. i can provide all my info myself..im just not sure on how to go about it. any tips? im flexible with showings, cause my wife stays home, so she can show it all day. so if you have any tips, guidelines, on if you sold our own home, it would be greatly apprieciated! thanks!

I really would advise you to hire a realtor to assist you in selling your home. There is so much more to it than just advertising it and showing it. – Also a Realtor will be able to advertise it on a wider field than you possibly can.
However if you would like to sell your home yourself, you should speak with a title company who is going to close it for you and may be they can assist you also with the paperwork needed.
Advertisement – you can advertise it online on free and paid search engines and of course you can advertise it in your local print media. If you want to advertise internationally or even out of state – you will need to go to platforms like zillow and others.

I have a marij. Poss. felony almost 7 yrs old and im not sure if it will show up. Its never effected my job and my name is not on the d.o.c. Website anymore. If the public cant see it…..can a regular person renting houses find it?? Not a rental or realestate bussiness.

It will absolutely ’show up’ A criminal record check shows ALL convictions. If you agree to a background check, they will see it.

Whether the landlord chooses to ignore the conviction depends on them.

I spoke to a realator who refused to show a home until after I get a loan from a bank. But he said that a bank would never give a home loan in such a small amount as 50,000 dollars or less? Is that true? and if so what kind of loans are people getting to buy forclosures or do you have to have 100% of funds for cheap homes on your own?

Your Realtor is wrong. There is no problem from most banks to get a $50,000 mortgage loan. However, it is a good idea to get pre-qualified by a bank or mortgage lender, because then you have a leg up in making an offer to a seller. Foreclosures are usually bought at auction and you need a cashier’s check for the full amount to participate in it. In such a case you may subsequently be getting a loan on it from a bank.

Course my sister is a teacher for (primary) shes not here to ask… and im the one to do all this bookings airline and such.

So she can not travel until theres a time that shes free holidays like school holidays. But when? is june and july 2011 any at all ?

So your saying if there is (school holidays) it means the primary kids may have a different school holiday then what (school holidays) indicatre on the brisbane calender ? confused… im guesing when it indicates SCHOOL HOLIDAYS means every school primary… highschool and every stuff is holidays. Not individuals unless it is.

I can’t quite work out if you want the holidays for Brisbane or Melbourne or both, but here are both:

Brisbane
State school holidays – Saturday 25 June – Sunday 10 July
Student free day – Monday 11 July (Teachers work on pupil free days)
Queens Birthday public holiday – Monday 13 June

If your sister doesn’t work in a state school, her holiday dates may be different from the above.

I don’t know how to make it any clearer. If your sister teaches in a state primary school, she is on school holidays from Saturday 25 June – Sunday 10 July. If she works in a private/independent/Catholic school, her holidays may be different though she will almost certainly be on holidays on the dates you’ve been given as the non-state schools base their holiday dates on state school dates. Some non-state schools have longer holidays and start a week earlier than state schools or finish a week later.

I found out my friends live in a complex i am considering in buying in. he knows the developer and told me to contact and deal directly with him.
However I have already been approached by 2 realestate agents, they have my contacts but i havent signed anything or made any offer to them… they have shown me inside, although my friends have already shown me theirs which is similar… is there anything wrong with me dealing directly with the developer now?

It depends where you live. Where I live once you deal with one real estate agent and they have showed you a property and have your details you are their client for 14 days if they have contact with you in that period. This means that any other rep has to share the commission with them if an offer is made whilst the client is dealing with both reps. However buying directly from a developer does not come into this and there is nothing wrong with it.

Vacation Village Voyages sales rep. told me how wonderful the availability of thousand of condos and cruises were. I told her that I couldn’t afford both. She told me that she was a realestate agent and she could sell my condo at Palm Beach before the first payment was due on the program. That people in Germany were crazy to get beach property

She misrepresented the availability of places to go at the rate she quoted of $299. You have to wait till 40 days before you want to go to get that price and nothing is available where you want to go. I found one and it was 250 miles from where I wanted to go.

I contacted the company and everyone said too bad you need to pay another $189.for next year. You don’t own anything just a peice of paper so you can’t sell it. just give it to your unsuspecting kids to pay the fees. So they say I am just out $8,000. for some useless books that show beautiful unavailable condos.

Contract the Attorney General for your state and file a complaint. They can get results, unlike the BBB.

What I would like is some sort of statistics/data overlaid with a map of Australia (or any region within Australia) so I can compare possible future areas I might like to live in. I’d find this easier than just having a written list and having to sort through names of suburbs.

Info I would like to compare:

Climate – average temp, rainfall etc (though I could always go to a meteorological site after choosing a few locations)

Average rental price/ vacancy rate

Incidences/risk of natural disasters like flooding, bushfires, cyclones etc

Unemployment rate/ general outlook on the job market (with maybe a clickable thing to show the breakdown of jobs into various industries; e.g. lots of mining jobs around Perth)

Transport – how accessible/affordable/reliable is the public transport? What’s the road quality and commute like? Is it easy to find your way around? What’s the petrol price like?

Crime – maybe an overview, like a heads-up if an area is right in between two very violent rival gangs or something. Would it even be public record to show statistics like how many arrests were made in a year and for what sorts of reasons (domestics, drugs, theft, violence, drink driving or whatever the main categories are)?

Maybe even a basic profile of the kind of people who live there. That could be very stereotypical I know, but I don’t want to move into an area full of snobby homophobic religious types, and if it attracts a certain ethnic group I’d like to choose which one so I can practice my language skills and actually enjoy the food when I invite my neighbours over for a pot-luck dinner.

If that’s too much, could you help me with a website that could provide me with just one of the above? For example, does a website like realestate.com.au have a page showing the median rental price for the different areas based on what’s been advertised on there?

I have a one year but the commision is 6% probably more than I will make after closing sale…

Granted, commissions are negotiable, but if you negotiate lower than 6%, you are shooting yourself in the foot. The vast majority of realtor listed sales involves 2 office; listing and selling. Presuming a 50/50 split that’s 3% for each office. A reasonable amount. However, if you lower the total commission, the share to the selling office will not be very attractive and many agents won’t show property with a low commission. You want to do just the opposite. Offer a bonus if the property is under contract in X number of days.

Before anyone starts casting stones at this woman for having the audacity to lose her job in a depressed area, just consider…it can happen to you any day now. Unemployment isn’t going down. And our wages isn’t going up, even though our elected officials always make sure they vote themselves a raise as much as they can get away with. I always put myself in the shoes of the other person, because I’ve been the other person. My plant closed down within a year after Clinton signed NAFTA into law, putting me on the unemployment line. I was disabled (but not receiving $ for it) & jobs weren’t plentiful for people who couldn’t stand for long periods. That left us to survive on my husbands income, which was as a school bus driver. If our rent hadn’t been cheap, we’d have had to live in our car, like hundreds of other Americans. And while I agree that everyone needs to pay their fair share, where are the agencies that help people stay in their homes? And why couldn’t the bank lower her mortgage once she was on welfare? Even if she only paid a fraction of what her payments were, at least she’d still be in her home with her family. I have no sympathy for the banks. They brought this on themselves by their greed. And it’s only by the grace of God that those of you who throw stones at people like this lady aren’t in her position right now. Don’t get too cozy. The tax man cometh.

This list shows the % of people thriving. Serbia is very low on the list, beaten by Kosovo (I guess they are better on their own after all) and even 3rd world countries like Pakistan. They even lag far behind their historic rivals Croatia.

What is the reason for it being so bad there? Is this some kind of Biblical punishment or "Karma" for atrocities committed in the Balkans?
@Pepperjack: Serbia commited its share of atrocities and suffered as well ( i.e. the savage Croatian ethnic cleansing of the Medak pocket Serb civilians, and the Croat alliance with Hitler in WWII against Serbia)….just for the record. There’s alot of problems in the Bohunkia region.
