Will my eviction show up on my background check?

About 5 years ago we were evicted from our house. What happened was there was a contract error that we found and when we brought it to the mortgage companies attention rather than yield to us they served us with a 3 day cure or quit notice followed by an eviction notice. We showed up at court to fight the eviction (just wanted more time than three days to move out) and when we got there, their lawyer was waiting outside the court room and we settled by giving him several hundred dollars to extend our stay. We never even went into the court room. I am wondering if this will show up. It does not show up on either me nor my spouses credit report in the public record or judgement section like I have read it could. I did an online check for public realestate actions and found our place of residency before that one listed as a place we had lived but not the eviction. Does that mean that it isn’t recorded as a formal eviction?

If an eviction action was ever filed, that fact IS public record and WILL appear if anyone runs a search for your name in the court records. It is difficult to say if any given background check will include that inquiry.

Does my dog have Parvovirus ?

I went to a house viewing today with my dog Zac (4yr old maltese x terrier) to show the realestate that he is really well behaved, shortly after arriving the Real estate lady informed me that a dog had died of parvo on the property I immediately picked him up and refused to see the inside of the house. He is showing no signs as of yet of parvo, However he did come into contact with the infected property. He has had his parvo shot in the last year, there was a large black dog next door that seemed fine. Is it possible that he wont contract the virus ???

It is highly possible that he won’t considering he had his shot and he is not a puppy anymore but if you really want to make shure you could take him to the vet and have them give him the parvo test

In what report would an eviction show up?

I do not see it in the public records or judgement section of my credit report. I also don’t see it on our states realestate public site. I don’t even see a record of us buying it. (it was 5 years ago) Would it be in the background check? Just wondering since I am having a background check ran as a condition to getting into a rental home.

if there was a judgment issued against you it would show up on a credit report

Claiming Negative Gearing on my house that parents live in?

I built a house for my parents and we have all been living in it for the last 2.5 years. I pay the mortgage on the property and the land/house is in my name. At the start of this year I moved out and presently live with my fiance. My parents have since started to pay me rent, however its not at the market rate of what I could get if i was to rent the property in the market.

can someone please advise if i can still claim my interest expenses in my tax return July of this year for the period since I moved out and if so what’s the implications around not charging them market rate at present. At present I think they pay me around half of the market rate for the property if i were to rent it.

Also If I was to charge them market rate then what proof would I need to have to show to the ATO if they request. I ask this since at present i’m not going through a realestate agent hence dont have a payment summary. I do however have evidence in bank account statement of them transfering me money on a monthly basis. Would that be sufficient.

Please help me with this query and your answers are much appreciated.

you can still claim back for expenses, in the UK this is around £4000 a year, perhaps dated bills to you new home to prove you have moved out will also help convince the tax man.

p.s. if you are looking on selling the property i would advise not to claim for expenses as you will get charged capital gains tax etc were as if the tax believe you live there you wont.

but in summary yes i believe you can claim for expenses.

what are some downfalls to buying a forclosed home or multi family buiding?

i want to invest on realestate, preferebly a multifamily buiding to rent out. But when i look at the prices online they look to good to be true, there must be a catch somewhere they arent showing. If you know anything about investing on realestate can you please give me advice on this issue.

From 1996 to 2001 I bought 14 homes all foreclosures and/or distressed properties. I sold all but three of them. I now own 2-2 Family units and 1-single family unit. The one two family was a VA foreclosure, the other two family was from a man who wanted out of the rental business. I have now owned all of them between 12-15 years. Great Tax advantages, some headaches, but you must be ready to put money into them. 15 years Rental property owner.

I vacationed down there, and loved it…made alot of friends and was approached by alot of warm folks….
Now being from NYC and italian , i decieded to relocate and set up a biz…
I called up and went to realestate agents there (about 4 already) and the didnt return my calls, missed my appointments, showed me no info for homes or websites,,,and seem very distant while i am asking info its like pulling teeth with them . They are very disinterested in making a sale to me.

Is this how these people are down here? The civil war is over…..

if selling my home, no credit check, no owner financing, money has to be approved if done by any loan and has to be upfront…NOT having a realestate agent either, its sold by owner. i can provide all my info myself..im just not sure on how to go about it. any tips? im flexible with showings, cause my wife stays home, so she can show it all day. so if you have any tips, guidelines, on if you sold our own home, it would be greatly apprieciated! thanks!

I really would advise you to hire a realtor to assist you in selling your home. There is so much more to it than just advertising it and showing it. – Also a Realtor will be able to advertise it on a wider field than you possibly can.
However if you would like to sell your home yourself, you should speak with a title company who is going to close it for you and may be they can assist you also with the paperwork needed.
Advertisement – you can advertise it online on free and paid search engines and of course you can advertise it in your local print media. If you want to advertise internationally or even out of state – you will need to go to platforms like zillow and others.

How strict are background checks for renters?

I have a marij. Poss. felony almost 7 yrs old and im not sure if it will show up. Its never effected my job and my name is not on the d.o.c. Website anymore. If the public cant see it…..can a regular person renting houses find it?? Not a rental or realestate bussiness.

It will absolutely ’show up’ A criminal record check shows ALL convictions. If you agree to a background check, they will see it.

Whether the landlord chooses to ignore the conviction depends on them.
