Commercial Real Estate’s Coming $1.4 Trillion Crisis

In a report released Thursday, the Congressional Oversight Panel sounded the alarm bell about a potential crisis involving $1.4 trillion in commercial real estate loans that will come due between now and 2014. The panel warns that the “financial crisis will not end” because of the “potential impact that breakdown in those markets could have on local communities, small businesses, and individuals.” It is feared that when these loans come due, companies will be unable to repay or refinance them because of deteriorating conditions in the commercial real estate market. Most of these loans were made at the top of the real estate bubble in 2007 and have lost as much as 40% of their value. Nearly half are underwater — the properties are worth less than balance of their loans.

York, Maine is a town on Maine’s southern coast, graced with miles of white sandy beaches and acres of farmland and pastoral countryside. A nationally known summer resort, York includes the villages of York Harbor, York Beach and Cape Neddick.
First settled in the 1630’s, York was originally part of “Gorgeana,” the province capital established by Lord Proprietor Sir Ferdinando Gorges and the first incorporated city in America. After Gorges’ death, his lands were claimed by the Massachusetts Bay Company. York was incorporated from a portion of the defuct Georgeana in 1652, making it the second oldest town in Maine. Attacked by Indians several times during the colonial era, the town had to be rebuilt on higher ground.
As the provincial capital, York enjoyed great prosperity, serving as a port for trade with the West Indies. John Hancock, one of America’s founding fathers and the first person to sign the Declaration of Independence, was a notable local merchant; his establishment now houses a historical museum. Though trade would wane after President Thomas Jefferson’s embargo, York emerged by the late 19th century as a popular summer resort.
The town boasts several beautiful beaches, five-star hotels, and a cluster of lovingly maintained historic buildings at the center of the old village. York’s three historic villages, rugged coastline and a host of fine establishments offer the best of New England, past and present.
